01Parties and property
This agreement records the selected agistment package, the care each party will provide, essential horse and emergency details, and the rules for using the property. Complete the client and horse details before arrival. The Property Rules and Safety Guide is part of this agreement.

If the signatory is not the sole legal owner, attach written authority from every other owner or have each co-owner sign. A trainer or lessee should not sign as owner without authority.
02Horse and health details
The agreement records the following details for each horse:
- Horse name, breed, sex and age, colour and markings
- Microchip or registration number
- Paddock or stable allocation
- Known medical conditions, allergies, medication and treatment instructions
- Known behaviour or handling issues, including biting, kicking, escaping or feed aggression
- Last vaccination and type; last worming and product
- Last faecal egg count and result
- Insurance provider and policy number, if held
Owner must provide accurate current information and promptly notify the operator of material changes. A horse must not arrive with a known or suspected infectious condition without prior discussion and approval.
03Selected package and fees
Select one package. Prices below are the published base prices per horse, per week. Full care is advertised as available from November 2026. Every package includes full use of the arena, round yard, hot-and-cold wash bay and 1 km track; stables are available to hire separately. A promotional or individually negotiated arrangement applies only when written under Special Terms below.

The agreement also records the start date, agreed paddock or stable, agreed fee and billing period, payment due date or cycle, any security deposit, any notice period different from 14 days, extra services and prices agreed before delivery, and Special Terms including any shared-paddock promotion.
Optional live horse camera: The website advertises this add-on at $20 per week from November 2026. Availability and activation must be confirmed in writing. Camera access is an aid, not continuous supervision.
The selected package includes only the services stated above and any written Special Terms. Owners supply hard feed, supplements, rugs and bedding. Specialised feed, supplements, veterinary work, farrier treatment, clipping and individual services are separate and at the owner’s cost unless expressly included. Care services are provided by an experienced horse handler, and horses must be safe to catch, lead, feed and rug; the operator may decline or withdraw care services for a horse that is unsafe to handle. Stables and shared paddocks are subject to availability and horse compatibility. If the selected package, availability or price changes, both parties must agree to the change in writing before it takes effect.

The operator will provide the agreed services with reasonable care and comply with applicable animal welfare duties. The owner remains responsible for care not expressly included in the package, and must arrange competent attendance whenever the horse needs feeding, rugging, treatment or other hands-on care.
The operator may move a horse between suitable paddocks or restrict access to an unsafe area where reasonably necessary for welfare, pasture management, biosecurity or an emergency. The operator will notify the owner when practicable. Neither a camera nor CCTV replaces the care duties recorded here.
05Emergency contacts and veterinary authority
The agreement records primary and second emergency contacts, preferred veterinarian or clinic, emergency veterinarian if different, preferred transport provider if any, an optional emergency veterinary spending limit without further approval, and additional instructions for medication, transport or treatment.
If the horse is seriously injured or unwell, the operator may seek veterinary advice and will make reasonable attempts to contact the owner or emergency contacts. If delay would risk the horse’s welfare, the operator may arrange reasonable urgent assessment, treatment and transport before contact is made. The owner is responsible for reasonable costs relating to the horse, except to the extent another person is legally responsible.
Euthanasia preference if the owner cannot be reached: the owner selects either to authorise where a veterinarian recommends immediate euthanasia to prevent serious suffering, or to seek the owner’s direct consent wherever practicable. This preference does not prevent action required or permitted by law in a genuine emergency.
06Agistment terms
1 Commencement and access
Agistment starts on the date recorded above and continues until ended under this agreement. The owner may attend the property at any time for ordinary horse care, subject to gate, security and temporary safety restrictions. Inspections by prospective clients are by appointment.
2 Fees and overdue amounts
The owner must pay the agreed fee on the recorded cycle and reimburse reasonable pre-approved or emergency expenses incurred for the horse. The operator will provide a statement of any extra charge. If payment is overdue, the operator will give written notice and a reasonable opportunity to resolve it. If it remains unpaid for 14 days after notice, the operator may terminate on written notice and recover the debt by lawful means. This agreement does not give the operator an automatic right to sell the horse.
3 Horse welfare and disclosure
The owner must keep the horse in a condition suitable for the selected arrangement and supply accurate information about medical needs, medication, behaviour, vaccinations, parasite management and known disease exposure. The operator may require veterinary assessment, testing, isolation or removal where reasonably necessary to protect the horse, people or other animals. Each party retains duties imposed by animal welfare law.
4 Biosecurity and parasite management
Before arrival, the owner must supply reasonably requested health records and disclose known recent exposure to infectious disease. A new or returning horse may be separated for a reasonable period based on veterinary or biosecurity advice. The owner must promptly report suspected infectious symptoms or exposure and must not move an affected horse or share its equipment without direction. The operator may temporarily restrict movements and visitors where reasonably necessary, subject to veterinary and government directions. Faecal egg counts and worming will be planned from results, veterinary advice and individual risk; the owner pays for individual tests and treatment unless included in writing.
5 Facilities, equipment and visitors
The owner must use facilities only as permitted, leave gates secured, keep communal areas clean, and report hazards promptly. The owner is responsible for their visitors and children. Dogs require express approval. No agistee or visitor may operate property machinery. Personal tack, feed and equipment should be labelled and stored as directed.
6 Risk and liability
Horses and rural facilities involve inherent risks, including unexpected horse behaviour, falls, kicks, escapes, weather and uneven ground. The owner agrees to use reasonable care and to follow the Property Rules and Safety Guide. Each party is responsible for loss caused by its own breach, negligence or other legal responsibility. Nothing in this agreement excludes, restricts or modifies a right, consumer guarantee or liability that cannot lawfully be excluded.
7 Emergency and property safety
Human safety comes first. In a serious emergency call 000 and notify the operator on 0414 094 055. Horses will be moved or evacuated only when safe and practicable. The parties will follow lawful emergency-service directions and the Property Emergency and Fire Plan. The owner must keep contact details current and arrange any horse float or off-site destination that they wish to rely on.
8 Ending agistment
Either party may end agistment by giving 14 days written notice, unless a different period is recorded above. A serious safety, welfare or biosecurity concern may require earlier action, with notice as soon as practicable. The owner must collect the horse and belongings by the end date and pay amounts properly due. The operator will continue reasonable welfare care until lawful collection or alternative arrangements are made; any further charges must be reasonable and explained.
9 Changes and disputes
A change to package, fee, services or Special Terms is effective only when confirmed in writing by both parties. The parties will first try to resolve a concern promptly by direct discussion. This agreement is governed by Victorian law. Nothing prevents either party from using a court, tribunal or other process available by law.
07Client acknowledgement
By signing, the owner confirms that the details above are accurate, that they have received the Property Rules and Safety Guide, and that they understand the selected package, care responsibilities, emergency authority and inherent horse-related risks. The owner has had an opportunity to ask questions and seek independent advice.
The agreement is signed by the owner, any other owner, and the operator’s representative.
Documents forming this agreement: this master agreement, the Property Rules and Safety Guide, and any signed written variation. The Property Emergency and Fire Plan is an operational reference available to clients; it does not replace emergency-service directions.
Property Rules & Safety Guide
01About these rules
These rules apply to owners, visitors and contractors at Koo Wee Stock & Saddle. They support safe horse care and form part of the signed Horse Agistment Agreement. Tell the operator promptly if you notice an injury, escaped horse, damaged fence or other hazard.
02Access and everyday safety
- Follow reasonable directions from the operator and use only the paddocks and facilities included in your package or separately approved.
- Close and secure every gate. Keep driveways, entrances and emergency access clear. Drive slowly and give way to horses and pedestrians.
- Wear enclosed footwear around horses. Use appropriate riding safety equipment; riders under 18 must wear an approved helmet when mounted.
- Do not enter another horse’s paddock or handle another person’s horse without permission, except where reasonably necessary in an emergency.
- Supervise children closely. Visitors must be accompanied or otherwise authorised; do not share gate codes or unrestricted access.
- Dogs and other animals are not permitted without express approval. Do not operate or interfere with property machinery or enter restricted storage areas.
04Biosecurity and parasite control
- Disclose suspected infectious disease, recent exposure and relevant off-property horse contact before arrival or return. Affected horses may be isolated on veterinary advice.
- Do not share buckets, tack or grooming equipment with an isolated or unwell horse. Follow cleaning, access and movement directions during an outbreak.
- Provide vaccination, worming and faecal egg count information when reasonably requested. Cooperate with a veterinary-led parasite management program.
- Remove manure from yards and tie-up areas and use the designated disposal point. Do not leave needles, medication or veterinary waste in communal areas.
05If something goes wrong
Human safety comes first. Do not enter unsafe areas or delay evacuation to retrieve a horse or belongings.
For a horse injury or suspected infectious disease, notify the operator, contact the owner or veterinarian as appropriate, and keep people and other horses clear. Do not move a severely injured or possibly infectious horse without appropriate direction. Complete an Incident Report when requested.
During fire danger, flood, severe weather or a biosecurity response, the operator may temporarily restrict access or move horses where reasonably necessary. Follow emergency-service and veterinary directions. The Property Emergency and Fire Plan gives site-specific details once completed and displayed.
The signed master agreement contains the owner’s formal acknowledgement. This guide does not create a separate waiver or remove statutory rights.
